Image Development, Inc. (IDI) is a development company founded by Nate Gardner and Chad Mariluch in early 2006. After 22 plus years in the industry working for home builders and developers, Mr. Gardner and Mr. Mariluch noticed an upcoming shift in the market and decided this was the time to start their own company. Their vision for IDI was to acquire smaller projects and further develop their business relationships while waiting for the housing market to make its notorious cyclical down turn.
IDI has committed to its investors, returns well above the normal market return. IDI shall deliver upon this commitment by pursuing distressed properties in prime locations. We will achieve our business plan by exploring established, new and underserved markets throughout the state of California. We are taking advantage of the current market through the pursuit of non-performing properties for acquisition and completion at a substantial discount. These properties will be marketed as a "for lease product" with positive returns and later converted in a recovered economy to a "for sale" product with a qualified IRR of a minimum of thirty percent. By developing relationships with cities and counties, we will better be able to address their needs, requirements and desires to provide quality and affordable housing for the community. We have assembled a team of professionals which share our vision to provide the highest quality and integrity to our customers and communities. With the team we have in place, we will be able to obtain a high degree of success, while executing our business plan.
A core belief of the team of (IDI) is to have thorough planning and diligent market research for each and every community we develop and construct. This core belief is stressed to all consultants, engineers, designers and subcontractors that we work with.
Management Team
Nathan Gardner, Chief Executive Officer and President
Mr. Gardner is responsible for the land acquisitions, entitlement process, sales and marketing, construction and purchasing functions of the organization. Prior to the formation of Image Development, Inc., Mr. Gardner held Operations and Project Management positions as well as Divisional vice Presidency with prominent developers in both the Southern California and Las Vegas regions. Mr. Gardner brings over twenty two years of experience of Corporate Management. Mr. Gardner's past employment in family owned, privately owned and publicly owned company's gives him a broad perspective of acquisitions, design, marketing, craftsmanship and cost effective construction management. He has been responsible for the Operations Management of more than 4000 single family residence, 1500 units of multi-family projects and more than 200,000 square feet of commercial property.
Chad M. Mariluch, Vice President of Operations
Mr. Mariluch is responsible to create, implement and oversee all aspects of the day-to-day operations relating to the construction side of the company. With over 20 years in the building industry, Mr. Mariluch possesses a strong and diverse background in all aspects of home building. After college in 1987 Mr. Mariluch started in the industry as a Customer Service Representative for a medium size builder in Southern California. He continued to ascend the ranks being promoted to Superintendent, General Superintendent, Director of Construction and then to Vice President of Construction. Mr. Mariluch has been responsible in the complete creation and implementation of customer service, safety and quality control programs for the last three companies he has served. Mr. Mariluch has been responsible for the Operations Management of more than 2800 single family residences, 600 units of multi-family and 800 graded lots.
Jason Johnson, Financial Operations
Mr. Johnson has an extensive financial lending background. He has been the CEO of a Mortgage bank and Broker operation. He has specialized in structured debt and open market financing over the past 13 years. Mr. Johnson has also been involved in the development of new sustainable products to improve third world countries. Mr. Johnson also has an extensive background in construction/development of project from concept to completion this gives him a complete knowledge and understanding of the project and the debt structure to insure the success of the project. Mr. Johnson is a Graduate of California State University at Fresno in Finance and Accounting.
Marlene Nunez, Secretary/Treasurer
Mrs. Nunez is responsible for the financial administration of Image Development, Inc. Ms. Nunez has an extensive financial management background, which consists of financial maintenance of two contracting companies in the Central California Home Building market. These relationships include contracts with several public and private developers in Central California. Ms. Nunez has in excess of 30 years of business management, strategic development and planning, financial management, business administration and operations. Ms. Nunez has been a Financial Advisor of contracting businesses in the San Joaquin Valley for the last 15 years. Prior to this she was employed by California State University at Fresno as a Department Manager and an Administrative Assistant for 20 years. Ms. Nunez attended California State University at Fresno with an emphasis in Engineering.
